MSI expands embedded insurance into manufactured housing

MSI, the Tampa-based managing general agency owned by The Baldwin Group, is expanding its embedded insurance model into US manufactured home communities, combining insurance offerings with automated monitoring to help property operators manage residents’ coverage requirements.

The offering uses MSI’s LeaseTrack platform to bring insurance and compliance monitoring into the leasing process. Property managers can use the technology to track whether residents have the required cover, while residents can access insurance options designed to meet the terms of their leases.

The service is now available across the US and targets a segment of the housing market where insurers and property operators have faced challenges around both access to appropriate coverage and the administration of insurance requirements.

More than 16 million people live in nearly eight million manufactured homes across the US, according to US Census Bureau figures cited by MSI. The scale of the market has created demand for insurance products that account for the characteristics of manufactured and factory-built housing, alongside technology that can help communities manage coverage at scale.

MSI is applying an embedded insurance model it has already used across the multifamily housing sector. The company has distributed renters insurance to more than one million residents through property management technology platforms, integrating insurance into workflows that property operators already use.

For manufactured housing operators, the new service is intended to reduce the administrative work involved in checking residents’ policies and identifying gaps in coverage. Integrating these checks into leasing workflows also gives operators a centralised way to monitor compliance rather than relying on separate manual processes.

The launch reflects the broader expansion of embedded insurance, as insurers and MGAs increasingly connect products directly to the digital platforms and workflows where customers and businesses already operate.

MSI, which stands for Millennial Specialty Insurance, is an independent US MGA and an indirect subsidiary of The Baldwin Insurance Group. The company offers more than 20 products across personal, commercial and professional lines and serves more than 1.5 million customers through its distribution partners.

MSI became part of The Baldwin Group in 2019, while Baldwin provides insurance distribution, risk management and employee benefits services to more than three million clients in the US and internationally.

MSI executive vice president of multifamily Wil Robertshaw said, “Factory-built homes, whether manufactured or modular, don’t always fit neatly into standard insurance policies. MSI’s manufactured housing insurance solutions give residents an easy path to coverage options and provide operators the ability to track who’s covered and receiving the protection they need.”

MSI vice president of manufactured housing Matt Churinske said, “As the manufactured housing industry continues to grow, so does the need for insurance solutions built specifically for it. This is the first step in what we’re building for this market, and we’ll continue expanding it alongside the operators and communities we serve.”
